1. What is the condition of the roof?
Before purchasing a home, it is smart to ask the inspector about the condition and age of the roof. The seller of the home may know the roof’s age, but it is still important to understand the life expectancy of the roof. The life span of a roof can range from 15-30 years, depending on the type of shingle used. Often the life useful life of a roof is shorter than the expected number of years. This is due to weather, accidents, etc. harming the shingles. The inspector will be able to estimate the actual remaining life expectancy.
Shingles can be a costly hassle to have replaced. The life expectancy of the current shingles is a good thing to know, so you can plan for the replacement in the future. It is also very important to know if any of the shingles have been compromised. Even a small leak in the roof, that is not caught, can cause major damage to the roof decking. Replacing a roof’s framing, decking & shingles is very expensive—much more expensive than having a roof inspection to find and fix the little vulnerabilities.
2. How much insulation is present in the attic?
The ability of a type of insulation to reduce heat flow is referred to as its’ R-Value. Each type of insulation has a different R-Value. Depending on the location of the home and the area of the home being insulated, an optimal R-Value is assigned. Your inspector will see the type and amount of insulation already present, then use information like that in these charts to recommend a plan of action. KY falls in Zone 4:

“There are three types of HVAC systems in homes located in the United States – all-in-one HVAC systems (such as a heat pump system), a dedicated air conditioning system (or swamp cooler), and a dedicated heating unit.” (Homegauge.com)
The HVAC system is one of the most expensive big-ticket items in a home. An unmaintained HVAC can cause your home to have low air quality and circulation in your home. This can have real impacts on your health. During an inspection, the inspector will note the age, performance capacity, installation date, the quality of installation, and any repairs needed or expected soon. These can all be important when you are buying a home. There is nothing worse than moving into a new house & the HVAC going out in 2 weeks. Know what you’re getting before you sign those closing papers!
4. Where is the main water shutoff?
While this may not seem like one of the most important things to know about your new home, it could be a disaster one day if you do not know where the water shut-off is. The main shut-off will turn off all the access to water inside the house. If the sink starts spewing water or a pipe burst in the winter, you’re going to want to know how to shut that water off ASAP! Time is of the essence when it comes to water damage. Turning that flowing water off quickly can be the difference between thousands of dollars in additional water damage repairs.
The inspector will locate the shut-off during the inspection and provide you with the location and information on how to shut it off, if needed. Everyone living in the home should learn this!
5. Did you notice foundation concerns?
The foundation is what supports the weight of the home and keeps the soil from eroding the structural integrity of the home. There are different types of foundations—slab, crawl space, basement—each with their own set of concerns. The inspector will thoroughly check the inside and outside of the home for things like oddly sloping floors, bulging or bowing, cracks in the foundation, and improperly cut joists. The inspector may suggest you get the home further evaluated by a structural engineer if they find signs of serious issues. The quicker you find these issues, the better. They can get extremely expensive the worse they become. Be sure to check out the article in the resources for more details of what a structural engineer would be looking at. I am buying a home. When do I order an appraisal? Once most or all of the contract contingencies (like the inspection period) are dropped, the lender will order an appraisal of the property. This will be at the cost of the buyer and is around the $250-450 range in KY. The lending institution will pick the appraiser and verify that there is no conflict of interest between parties before completing the appraisal. A conflict of interest could be any connection that may sway the final valuation of the property. For example, if your uncle is the appraiser, they would be more likely to under or over value the property to fit your wants than a stranger would.
Why is my lender making me get an appraisal? Unless paying a significant amount of cash down, there is usually always an appraisal required by the buyer’s lender. You may wonder why the appraisal is so important to the lender. The lending institutions want to make sure they are not paying out an amount higher than the current market value of the home. Their goal is to make that loan money back with interest. If the mortgage amount is higher than the property value, the chances of the buyer defaulting are greater.
Buyers should be interested in the results of the appraisal as well. If they owe more on the mortgage than the fair market value of the home, the buyers are immediately starting out with negative equity. In this imaginary scenario, say you have a mortgage of $200,000 and a home valued at $150,000. You want to sell the home tomorrow. To sell the home and close the mortgage, you would have a payoff amount of $200,000, but a contract price to sell to a new buyer at $150,000. At the closing of this imaginary sale, you would have to pay the difference of the loan amount and sale price ($50,000). Typically, when selling our home, we expect to make money, not pay money.
What if the appraisal valuation comes in higher than what I agreed to pay for the home? As you are the buyer, congrats! You’re starting out with a positive equity in the home on the day of closing! That means that in theory, the appraiser believes that someone in the market would pay more for the home than you are paying.
What if the value is lower than I have contractually agreed to pay? No need to freak out yet. Luckily, our GLAR contract allows for three options:
You can ask the seller to lower the agreed upon price of the home to the amount of the appraisal, since fair market value will be the maximum amount of the mortgage.
You can keep the sales price the same as originally & bring the difference of the sales price and mortgage amount to closing. If the appraisal came back at $300,000 and you originally agreed to pay $315,000, you’ll need to have that extra $15,000 cash at closing.
As the buyer, you can terminate the contract & find a different home.
It is important to add that you may be able to find a happy medium between options 1 & 2. In the example in #2, maybe the seller is willing to lower the price by $8,000 or $10,000, but not the full $15,000. You, as the buyer, can bring the other $7,000 or $5,000 to closing in cash, respectively.

Buying a home is likely the biggest purchase you will make in your lifetime (except for the people lining up for a spot aboard Space X), so you should treat it that way. Regardless of how many times you have bought and sold a home, the real estate market is changing every day. Time and time again there will be hiccups. When these hiccups arise, you will want someone in your corner and only your corner. Time, money & stress can all be saved by using a Realtor when you buy a home!
Often, we have buyers call in asking to schedule a showing with the listing agent of a home. It is typically not in your best interest to use the listing agent, as a buyer, to get the home under contract. Contractually, that listing agent is working in the best interest of their client—the seller—not you. Imagine you’re getting a divorce; would you use your spouse’s divorce attorney? There can be a conflict of interest when one agent is obligated to get the “best deal” for BOTH sides of the transaction.
Getting a home under contract & having your Realtor to negotiate the offer efficiently on your behalf is only the beginning of the home buying process. To ensure you are making a solid investment with your money & getting a safe home in return, there are a lot of steps that should happen between going under contract and signing the closing documents. Inspections are a huge factor in determining if a house is a good purchase or not. Being able to understand the inspection report, pick out the necessary repairs and negotiate a successful repair request takes experience to run smoothly. This is only one of the areas that need attention in the “in-between”, but I won’t bore you with a list.

Every week, I would like to spotlight something in our great city that people may or may not know about. Maybe it’s a park, a museum, a restaurant, or another attraction. For this one, I chose to highlight the Belle of Louisville. I assume everyone has heard of it or seen it, but maybe you don’t know everything that can be done on the steamboat or what the schedules for cruises are. Hopefully this will shine some light on those things.
The Belle of Louisville was built in 1914 and is the oldest operating Mississippi River style steamboat in the world. It can hold 650 passengers. It is fully heated and air conditioned. It has a concession stand and a bar, as well as a dance floor. You can sit indoor or outdoor, and there is no smoking anywhere on the boat.
There are several different types of cruises that you can take on the Belle. You can go during the day or at night. They offer stargazing, musical, and historical based cruises. You will want to check the schedule on <a href="https://www.louisvillemls.net/belleoflouisville.org">belleoflouisville.org</a> to plan your perfect cruise. Advanced reservations are needed if you would like to have lunch or dinner on the boat, and this does guarantee inside seating.
Want to have a special event on the Belle of Louisville? That is certainly an option. You can actually reserve the entire boat for you and your guests. What do you want to celebrate? You can have a birthday party, anniversary celebration, graduation party, class reunion, and even a wedding! Personal note: I was the ring bearer in a wedding on the Belle of Louisville when I was a little kid. So I know for sure that you can have weddings on board.
There is actually a featured cruise coming up on August 18. It is called the Craft Beer Moonlight. Here is how it is described on the Belle’s website:
If you’re ready for a late night party on the river, this is the cruise for you! The historic steamboat Belle of Louisville is just the place to be for this moonlight trip on the Ohio River. Get ready for a craft beer tasting during the cruise! A cash bar, concessions, and a DJ are available. It’s all open seating on a first come, first served basis. Because of the nature of this cruise, all members of your reservation must come into the ticket office to show their photo ID’s before tickets are dispensed. There are all kinds of loan programs out there when you are searching for your perfect house. But did you know that there is a loan that is specific for veterans? That’s right. The VA loan has been around since 1944 and it could be exactly what you are looking for if you qualify and meet the eligibility requirements. So let’s talk a little bit about this particular loan.
What is it?
This is a loan that was created in 1944 by the US Government to help our service members buy a home without the help of a down payment or a great credit score. The loans are issued by private lenders.
Who is eligible?
Not just veterans. This also extends to active duty service members, select military spouses, National Guard members and reservists. The Department of Veterans Affairs must ultimately approve eligibility.
You may be eligible if you meet at least one of the following
-You have served 90 consecutive days of active service during wartime.
-You have served 181 days of active service during peacetime.
-You have more than 6 years of service in the National Guard or Reserves.
-You are the spouse of a service member who has died in the line of duty or as a result of a service-related disability.
Advantages over a traditional mortgage
There are a few things that make the VA loan stand out over a traditional mortgage. First, no down payment for a VA loan and up to 20% down payment for a traditional loan. Also, you are not required to have PMI (Private Mortgage Insurance) with a VA loan, as opposed to a traditional loan, which is likely that you would need it. It is easier to qualify for a VA loan, while there are more strict guidelines for a traditional mortgage. And finally, lenders have more flexibility to meet competitive interest rates with VA loans. Without government backing on the traditional loan, lenders are taking more of a risk when trying to have competitive rates.
What do you do now?
Much like the normal home-buying process, you still want to get pre-approved by a lender to see what you can afford. And you still want to have the right real estate agent. Not everyone knows the ins and outs of the VA loan. Make sure you find someone that does so you get the best service for your money. You certainly deserve it.

In today’s blog, we will spotlight another local attraction in the city of Louisville that can be found downtown, and that is the Louisville Slugger Museum & Factory. If you watch Major League Baseball and see players using bats that say Louisville Slugger on them, they came from this factory right in our town. The headquarters have been located at 800 West Main Street since 1996.
If you are in the area and can’t seem to find it, just look for the 120 foot tall baseball bat out front. It is 68,000 pounds. Fun fact: the bat was built at Caldwell Tanks, where my mom works, and when they were constructing it, we got to go out and write our names inside of the bat.
If you go to the museum, go ahead and take a tour. They depart every 10-30 minutes, depending on the season. You will get to see how a bat is made, from start to finish. The amount of work that goes into making just one bat is incredible. Players in the major leagues are very meticulous about their bats, so they have to be made just right. You have a chance to see how that is done. After the factory tour, you will receive a free souvenir Mini Bat!
Any fans of The Sandlot? Until September 9, there is an exhibit titled “Legends Never Die!” which celebrates the movie’s 25 year anniversary. There are some pretty awesome props on display from the movie, such as the Babe Ruth baseball that the kids try to get back from The Beast, Squints’ eyeglasses, Louisville Slugger bats swung by the team, and more.
“Louisville Slugger Museum & Factory is a great place to celebrate The Sandlot 25th Anniversary,” said writer-director David M. Evans. “Not only did some of the props originate from their factory, the Louisville Slugger brand evokes the same kind of fondness and nostalgia as the movie. I’m excited that hundreds of thousands of people will be able to enjoy this special show at such a fitting location,” he added.
The summer hours for the Louisville Slugger Museum & Factory run through August 12. They are as follows:
Sunday: 11:00 a.m. - 6:00 p.m.
Monday-Wednesday: 9:00 a.m. - 6:00 p.m.
Thursday-Saturday: 9:00 a.m. - 8:00 p.m.
If you haven’t been out and taken a tour, I highly recommend it. Even as a baseball fan and my name inside the actual bat, it took me several years to make the trip downtown and take a tour. I suppose I took it for granted because I could go whenever I wanted to. I wish I had gone a lot sooner. It really is a cool attraction, and one of the many highlights of the city of Louisville.

If you are thinking of buying a home soon, there are plenty of things that you will have on your plate. Who will be your agent that represents you? What part of town do you want to live in? Will you need to sell your home at the same time? It’s a lot to take on. Another thing, unless you are paying cash, will be the mortgage process. This may be all new to you. There are some tips that can help you during this process and I will share them here.
Find out what your credit score is. You may still qualify for a loan even if you do not think that your credit is good enough. There are several websites that can show you what your credit score is, or you can have a lender do it for you. Which leads me to my next point: choose the right lender.
Everyone knows somebody. Sometimes, people choose to work with their friends who are lenders, and it does not always work out. Our agents work with the best local lenders that can get you the best deals that are available to you. You will definitely need a lender that you can trust. After all, this is a pretty big life decision, right?
The lender will need to pre-approve you. This will be a letter that states an estimate of what you will be able to borrow. A pre-approval letter is a necessity in today’s market where there are so many multiple-offers out there. Think of it from the seller’s side. If you have two offers on your home, and one of the potential buyers has a pre-approval letter and one does not, whose offer are you more comfortable taking? The one that shows the buyer has funds to spend? Or the one where you have to just trust that they have the funds? This is why YOU want your own pre-approval letter, to make your offer stronger. It could be the difference in getting the house of your dreams, or having to settle.
Go ahead and start gathering all of your official documents, such as income verification, W-2 forms, tax documents, bank statements, and employment information. Your lender will need these things and the process will be much smoother if you have them handy.
When it comes time to purchase your home, a down payment of about 5-20% of the purchase price will usually be needed. Your agent and lender would know more, depending on your situation.
Have your own budget in mind. Regardless of what the lender tells you that you CAN afford, don’t do anything that you are not comfortable with. If you have a number in your head and you absolutely don’t want to go over it, then don’t. But at least listen to what they have to say. In today’s real estate market, inventory is low for the number of buyers out there. In simpler terms: there just are not enough houses for sale to match up with all of those people looking to buy. Because of this, if you are even considering selling your home, now could be the perfect time. But you want to be smart about it. Sure, you may be able to sell it on your own, or what is called going the “For Sale By Owner” route, but it could be more trouble than it is worth. You can take a lot of stress off of your plate by having an agent list your house and do that work for you.
If you sell your home on your own, you are taking on a lot of responsibility. First, you have to negotiate the contract, and more than likely, you will be negotiating with a buyer’s agent who knows what each section and page mean. Do you? Do you know about inspection deadlines and response time?
Speaking of inspections, you are then going to deal with what buyer’s agent on repair negotiations. But there is not much wrong with your house, right? The home inspectors will find plenty of things that you are not aware of or that you consider to be a big deal. If the buyer’s ask for things to be fixed, it’s on you to deal with the agent on what will and will not get done.
How are you going to market your house? Will you just put a sign in the front yard? Post a link on your personal Facebook page? Good luck. When Facebook thinks you are trying to sell something, your post gets bumped down and less people will see it. Your listing agent more than likely has their own website where your home would be listed. If you are looking for a home to buy, are you looking online at legit sites? Or are you browsing Facebook or driving by looking for signs in yards? You want your home to be seen by as many people as possible, which is likely on your agent’s website, assuming you choose the right agent. The more people that see your home, the better chance that it will have multiple offers, meaning that you will get more money. If you sell it on your own, you may only have a few people even see it in the first place.
I am not saying that if you choose to go “For Sale by Owner” that you have no chance of selling your house. I am just saying that you could be adding a lot of unnecessary stress if you choose to do so. And if you think you are for sure going to save money by doing it like that, remember what I said about possibly getting multiple offers because more people will see your home. So you could have less stress and more money. Sounds good to me. What about you?

In today’s blog, we will highlight a local treasure that you may or may not know about or have visited yet. If you like outdoor activities, then you must visit The Parklands of Floyds Fork. What is it? Where is it? What all can you do? Does it cost money to get in? What are the hours? Let’s dive in and answer all of those questions as we talk about one of the most beautiful parks in the Louisville area.
What is it?
The Parklands is a public park system, made up of four parks, that covers nearly 4,000 acres of land. It is donor-supported and the parks are connected by 19 miles of the Louisville loop.
Where is it?
The parks are located east of the Gene Snyder Freeway, between Shelbyville Road and Bardstown Road. Those roads cover a lot of ground. Essentially, it’s the Middletown area of Shelbyville Road and the Fern Creek area of Bardstown Road. It follows Floyds Fork, a tributary of the Ohio River.
What can you do?
Where to begin. I won’t go into full detail on every single activity that you can do at The Parklands. You would be here all day reading about it. But here is a quick list of what you can do at the parks:
-Walking, running, and hiking.
-Fishing year-round.
-Sports fields with room for soccer, football, frisbee, and more.
-Bark park for the dog in your life.
-Canoeing and paddling.
-Playgrounds and spraygrounds.
-Host an event. There are spaces for weddings, birthday parties, picnics, business meetings, and more. There is even outdoor space for fairs and festivals.
-Mountain biking and cycling. You have options of a smooth road or rugged trail.
-Community gardens where you can reserve your own plot.
-Camps for kids.
-Field trips.
-Other activities such as scout programs, Parklands explorer hikes, Junior Explorer, and Wednesday Wonders.
Does it cost money to access the parks?
No. The parks are free and there are several events that are free. Occasionally they will host events that do require a small fee.
When are the parks open?
The “hours” of The Parklands are from dawn till dusk. Sometimes, there can be particular hours at different sites and based on what events are going on.

There is something to do for all ages, and it really is a beautiful part of Louisville that not everyone has gotten the chance to visit. Every summer in the Louisville area, people are able to take tours of custom-built new homes for about two weeks. This is called Homearama, a tradition that dates back to 1968. During this two week time period, people are able to take tours of these fully-furnished homes that feature modern and updated interior design, building trends, and technology.
This year, Homearama will run from July 14-29 and will be at Catalpa Farms, which is a new sustainable development with over 200 acres of land. It is a conservation community with abundant preserved open green space. There are trails, lakes, and community gardens. And soon, the neighborhood will also feature a dog park, trails, clubhouse, community center, a playground, and more. Catalpa Farms is technically located in Fisherville, Kentucky.
When you are at Homearama, you really are seeing the best of the best in today’s trends. The in-home theatre rooms, fitness areas, outdoor living spaces, it’s all top notch. While it all may seem overwhelming to some, you can at least gather some ideas for your current home or your future home you are planning in your head. I encourage you to take notes while you are there. What do you like? Are there certain designs in the kitchen that stand out to you? Do you want to decorate your outdoor patio like house number three? Make note of these things and make a return trip if you want to.
As far as getting tickets goes, you can purchase them when you arrive. The cost is $10 per person, and children 12 and under are free with an adult. What began as a small street fair is now an event that has put Louisville on the map with first-class artists and craftspeople across the nation. A look at the how this juried event has developed over the years provides a glimpse into Louisville’s love of the arts, capacity for growth and spirit of innovation.<br /><br />Now that it’s in its 56th year and has become one of the most highly anticipated art fairs anywhere around, it can be hard to believe its humble beginnings. Known today as one of the premiere addresses in Louisville for its history and stately Victorian homes, St. James Court struggled financially back in 1957. With no money in the bank and heaping debt due to costly repairs to the St. James Fountain, the St. James Court Association had to come up with some way to pay the bills. The association president at that time, Malcolm Bird, thought an art fair might be just the remedy and could be a fun way to bring area residents together as well. So on Oct. 12, 1957, the St. James Court Art Fair was born.<br /><br />In its first year, the focus was on art alone, and works were actually hung on clotheslines between trees as part of the exhibit. In the early years, music was also added, and the annual art fair became a time to honor notable homes and residents as well. By 1967, Mr. Bird’s last year as the chairman of the event, attendance reached 40,000. For the next 25 years, under the leadership of Ann Higbie and Oscar Stremmel, the annual event grew from 200 to roughly 600 exhibitors and included Belgravia Court as well as St. James. Over the next decade, new portions of the show developed to include Fountain Court, Third Street and Fourth Street with each of these areas providing distinctive exhibits particular to their own neighborhoods.<br /><br />Further growth led by energetic leadership continued in the 90s. Soon, the program was created by Louisville Magazine, and the annual poster contest captured a lot of attention. Now directed by Margue Esrock, the fair involves nearly 750 exhibitors and welcomes over 300,000 guests. And this year, over $23,000 in college scholarships will be awarded to high school seniors interested in pursuing the study of art. Forecastle will be celebrating their 10th anniversary July 13-15 with the most impressive line up of bands yet. Headliners include Girl Talk, Wilco, Bassnectar, and Louisville’s own My Morning Jacket.<br /><br />The Forecastle Festival began in 2002 as a free Summer festival in Tyler Park with the purpose of bringing the like-minded music community together. A grass roots venture, talent played for free, infrastructure cost nothing, and the event only cost five-hundred dollars to produce. JK McKnight, the brains behind the operation, decided the following year to add something special to the festival. McKnight invited sculpture Mike Ratterman to head up the effort in bringing in the local art community. The 2003 Forecastle Festival included over thirty local artists exhibiting their work under the Tyler Park limestone bridge. In addition to the artists, environmental and socially-conscience activists educated audience members. This was the birth of the Forecastle trademark slogan Music.Art.Activism. Creating a unique experience where music, art, and activism went hand in hand was brilliant, and is working for the Festival to this day. Over the next few years, Forecastle continued to grow in size and popularity. It quickly outgrew it’s Tyler Park home and needed to find a new one. The Festival moved to Cherokee Park, the Mellwood Arts Center and then finally found it’s current home at the Waterfront. <br /><br />The Forecastle Festival has been nationally recognized in many well-respected publications and media sources. After a noteworthy performance by the all-female rock trio “Sleater Kinnley,” the Festival was shoved into the National spotlight. The band announced that they would dismember shortly after their Festival performance, so everyone, including MTV, CNN, Billboard, and the New York Times was talking about the Forecastle Festival. Forecastle has been named one of the “101 Top Things to do in America” by Spin Magazine, named one of the “Top 15 Outdoor Festivals in the Country” by the staff of Outside Magazine, is one of the “Top 10 things to do in the State” according to the Kentucky Tourism Council, and is “The Best Music Festival in Louisville” according to the LEO Readers Choice Awards.<br /><br />The Forecastle Festival is doing some unique things this year. You can visit the Bourbon Lodge to learn all about your favorite vice, and taste a few while your at it. The Whoop de Doo art collective is a community arts project out of Kansas City, Missouri. They created a major installation just for Forecastle looks really interesting. You will go on a journey through a Forecastle ship complete with an audio and light presentation. Louisvillians Ema and Jacob Huestis created the second art installation where you will be given the opportunity to create your own mix tape. <br /><br />Several of the day pass and weekend tier passes are sold out already, but upper tier options are still available. Charlestown State Park Trail #1 It’s worth going over the bridge to check out the trails in Charlestown State Park. Trail #1 a moderate 2.2 mile round trip trail which offers some mild ups and downs with a few sinkholes along the way. The trail follows Fourteen mile creek for .75 miles through a rocky forested area. <br /><br />Siltstone Trail in Jefferson Memorial Forest Jefferson Memorial Forest has over 30 miles of hiking trails all unique with varying degrees of difficulty. Siltstone Trail is the longest and the most difficult, 13 miles round trip. This hike is not for beginners, there is over 3,000 feet of climbing, with much of the trail being a ridge line hike. The Siltstone Trial offers beautiful views of the Louisville skyline and is especially magical in the fall due to the entire hike being heavily wooded.
